The decision to launch this new division was not a top-down mandate, but a response to client behavior. Aaron Kirman, CEO of the Southern California firm, notes that the experience of handling several top-dollar deals where buyers requested to pay in cryptocurrency cemented his belief that a real market for digital assets existed. To date, the division has closed multiple eight-figure deals, totaling over $200 million in transactions, and is actively managing a portfolio of homes worth more than $1 billion whose sellers are open to crypto-only offers.

The most notable of these include Los Angeles’ stunning $118 million “La Fin” mansion in Bel-Air, a property that epitomizes luxury with its private nightclub and sub-zero vodka tasting room. Also on the portfolio is a $63 million Beverly Hills stunner, “The Nightingale,” which boasts an expansive infinity pool and panoramic views of the city. These properties underscore a key trend: the use of cryptocurrency is now a viable and sought-after option for transactions at the pinnacle of the market.

Why the Shift to Crypto? Privacy and Efficiency

For high-net-worth individuals, the appeal of crypto-based payments goes beyond innovation. The primary drivers are enhanced privacy and unprecedented efficiency. Long before digital currency, wealthy buyers used Limited Liability Companies (LLCs) to protect their identities. The new crypto division uses LLCs backed by digital assets, making the buyer’s identity significantly more difficult to trace and offering an added layer of security and discretion. For international clients, the benefits are even more pronounced. Digital currency removes traditional banking barriers and allows for funds to be moved with the click of a button, avoiding the delays that can often plague cross-border transactions.

From Ultra-Luxury to Mainstream

While the trend is currently most visible in the ultra-luxury sector, its influence is expected to broaden. Kirman predicts that within five years, a significant portion of all residential real estate transactions in the U.S. could involve cryptocurrency, and this is a trend not just for the wealthy. The growing market for crypto-backed mortgages is a major factor, allowing buyers to use their digital assets as collateral for a home loan without having to sell their holdings.
